House Washing in Deer Park, TX

I got a call from a customer who was washing their own house yearly. It was in Deer Park, Tx. The owner was using a typical HD pressure washer. 2.3 GPM at 3200 psi. The customer told me they were spending a full weekend to do the house and the driveway. They did what many typically do and assume the soap tank on the washer would produce a mix that would hell with the organic growth removal. This is far from the reality. Even on a professional set up the injection system makes at best a 10:1 mix. With store bought bleach that’s only a .06% mix. With commercially available bulk sodium hypochlorite you can get 1.2% actual application rate from 12.5% SH.

Long story short a soft wash system can be used to get up to a 50% rate mix. It can make equal water parts and bleach. This would effectively produce a 6.25% bleach mix. This is what’s needed in some cases. There is a down side to a mix this strong. If it readily kills algae, it will do the same to plants and grass. It can be done with tons of rinsing. We have a saying “Dilution is the solution”. Ideally you want to use the mix rate that gets the job done but wastes less chem and doesn’t require a ton of rinse time and water.

This white brick and mortar was cleaned with a 3% mix. The chances the house will require another cleaning in the next year are highly unlikely. The pressure only approach was only knocking the top growth off and leaving the roots of the algae in place to grow back quickly.
